Banken beperken de aflossingsvrije hypotheek
Bij de grootbanken mag het aflossingsvrije deel voor nieuwe klanten meestal nog maar 30% van de woningwaarde zijn. Eerder was 50% de norm. Daarnaast rekenen geldverstrekkers een renteopslag op het aflossingsvrije deel. Wat is er veranderd en wat betekent het voor u?
Steeds meer banken beperken de mogelijkheden van de aflossingsvrije hypotheek. De aflossingsvrije hypotheek verdwijnt niet, maar is bij de grote banken niet langer een standaardoptie.
Wat is er veranderd?
Rabobank en ASN Bank beperkten begin dit jaar het aflossingsvrije deel tot maximaal 30% van de woningwaarde voor nieuwe klanten. ABN AMRO en Florius hanteren deze grens sinds 1 juni. ING volgt op 23 juli en Triodos verlaagde de grens per 1 juli van 50% naar 30% (InFinance, juni 2026). Bij meerdere banken geldt daarnaast een maximumbedrag, vaak € 150.000 (ABN AMRO Financial Focus).
Naast de 30%-grens rekenen geldverstrekkers een renteopslag op het aflossingsvrije deel. Bij ING liep die opslag op van 0,25% in januari 2026 naar 0,53% in juli 2026. Bij de meeste andere aanbieders ligt de opslag rond 0,40% tot 0,45%, bij Triodos op 0,25% en bij bunq op 0,15% (Consumentenbond, 2026).
Waarom doen banken dit?
Een aflossingsvrije hypotheek betekent niet dat u nooit hoeft af te lossen. U lost pas af aan het einde van de looptijd, meestal na 30 jaar. Veel mensen willen de lening dan verlengen. Dat kan lastig worden als het inkomen is gedaald, bijvoorbeeld door pensioen. Ook vervalt na 30 jaar de hypotheekrenteaftrek, waardoor de netto maandlasten stijgen.
Toezichthouders zoals De Nederlandsche Bank en de Europese Centrale Bank wijzen al langer op deze risico's. Wie voor de aflossing afhankelijk is van de verkoop van de woning, rekent zich rijk met een onzekere woningwaarde. Banken verkleinen daarom hun risico's met deze beperkingen.
Geen slechte hypotheekvorm
Toezichthouder AFM stelt dat een aflossingsvrije hypotheek nog steeds passend kan zijn, als de betaalbaarheid en de risico's zorgvuldig worden beoordeeld (InFinance). Het vraagt wel om een goed plan.
Wie merkt hier iets van?
Zolang uw hypotheek ongewijzigd blijft, verandert er niets aan de vorm van uw lening. Toch zijn er twee verschillende momenten waarop u iets merkt. Het eerste is een wijziging van uw hypotheek: verhuizen, oversluiten of verhogen. Daar geldt de 30%-grens. Het tweede is het aflopen van uw rentevaste periode. Daar geldt die grens niet, maar wel de renteopslag.
Vooral doorstromers merken dit. Wie nu een aflossingsvrije hypotheek heeft en verhuist, kan vaak niet meer hetzelfde deel aflossingsvrij meenemen. Een groter deel moet dan annuïtair of lineair worden afgelost. De maandlasten kunnen daardoor honderden euro's per maand stijgen, zelfs bij een verhuizing naar een goedkopere woning (ABN AMRO Financial Focus). Dit raakt vooral een deel van de oudere huizenbezitters die kleiner willen wonen (NU.nl).
Nederland telt ongeveer 2,5 miljoen huishoudens met een geheel of gedeeltelijk aflossingsvrije hypotheek. Vereniging Eigen Huis waarschuwt dat banken hun beleid aanscherpen zonder duidelijke communicatie richting klanten, en dat de regels per bank verschillen. Veel huiseigenaren weten hier niets van (Vastgoed Actueel).
De markt reageert al. Grootbanken verliezen marktaandeel bij doorstromers aan geldverstrekkers met ruimere voorwaarden (InFinance). En de vraag daalt: in februari bevatte 28% van de hypotheekaanvragen een aflossingsvrij deel, twee jaar eerder was dat nog 63% (Vastgoed Actueel).
Wat gebeurt er bij renteherziening?
Loopt uw rentevaste periode af, dan wordt uw hypotheek niet opnieuw beoordeeld. Uw aflossingsvrije deel blijft bestaan en de 30%-grens geldt daar niet. ABN AMRO bevestigt dat bestaande klanten aan het einde van de looptijd tot 50% van de woningwaarde aflossingsvrij kunnen herfinancieren.
Wat wel kan veranderen, is de rente. De bank stelt de nieuwe rente vast op basis van het tarief dat op dat moment geldt. Bevat dat tarief een opslag voor aflossingsvrij, dan betaalt u die vanaf de nieuwe rentevaste periode. In de voorwaarden staat meestal dat de nieuwe rente wordt bepaald volgens het dan geldende tarief voor vergelijkbare leningdelen. Op grond daarvan mag de bank de opslag toepassen. Het is dus geen eenzijdige wijziging van uw contract, maar de afgesproken manier waarop de nieuwe rente tot stand komt.
U bent niet verplicht het voorstel te accepteren. Aan het einde van een rentevaste periode kunt u zonder vergoedingsrente aflossen of oversluiten. Gaat u naar een andere geldverstrekker, dan gelden daar wel de nieuwe acceptatienormen, inclusief de 30%-grens.
Drie punten die het verschil maken
Een aflossingsvrije hypotheek is niet goed of slecht. Of deze vorm bij u past, hangt af van uw inkomen nu en later, uw vermogen en uw plannen.
Wacht niet af
Breng op tijd in beeld wanneer uw rentevaste periode en uw renteaftrek aflopen, wat uw inkomen bij pensioen is en hoe u wilt aflossen. Dan heeft u nog keuzes.
Kijk verder dan uw eigen bank
De voorwaarden verschillen per geldverstrekker. Wat bij uw eigen bank niet kan, kan elders soms wel. Een onafhankelijke vergelijking voorkomt dat u vastloopt op de normen van één partij.
Onderhoud uw hypotheek
Uw situatie en de regels veranderen. Een goed advies stopt niet bij het afsluiten. Periodiek controleren of de hypotheek nog past, hoort erbij.
Op tijd doorrekenen loont
De regels rond de aflossingsvrije hypotheek veranderen snel en verschillen per bank. Zolang u niets wijzigt, blijft uw hypotheekvorm intact. Uw rente kan wel stijgen zodra uw rentevaste periode afloopt. Wilt u verhuizen, oversluiten, loopt uw rentevaste periode af of nadert het einde van uw looptijd, dan is het verstandig om uw situatie op tijd door te rekenen.

At the major Dutch banks the interest-only portion for new clients is usually limited to 30% of the property value. Previously 50% was the norm. Lenders also charge an interest surcharge on the interest-only part. What has changed and what does it mean for you?
More and more banks are limiting the options for an interest-only mortgage. The interest-only mortgage is not disappearing, but at the major banks it is no longer a standard option.
What has changed?
Rabobank and ASN Bank limited the interest-only portion to a maximum of 30% of the property value for new clients earlier this year. ABN AMRO and Florius have applied this limit since 1 June. ING follows on 23 July and Triodos lowered the limit from 50% to 30% on 1 July (InFinance, June 2026). Several banks also apply a maximum amount, often € 150,000 (ABN AMRO Financial Focus).
In addition to the 30% limit, lenders now charge an interest surcharge on the interest-only part. At ING this surcharge rose from 0.25% in January 2026 to 0.53% in July 2026. Most other lenders apply around 0.40% to 0.45%, Triodos 0.25% and bunq 0.15% (Consumentenbond, 2026).
Why are banks doing this?
An interest-only mortgage does not mean you never have to repay. You repay at the end of the term, usually after 30 years. Many people then want to extend the loan. That can become difficult if income has fallen, for example after retirement. In addition, mortgage interest relief ends after 30 years, which increases net monthly costs.
Supervisors such as De Nederlandsche Bank and the European Central Bank have been pointing to these risks for some time. Anyone who depends on selling the home to repay the loan is counting on an uncertain property value. Banks are therefore reducing their risks with these limits.
Not a bad mortgage type
The Dutch supervisor AFM states that an interest-only mortgage can still be suitable, provided affordability and risks are assessed carefully (InFinance). It does require a sound plan.
Who is affected?
As long as your mortgage stays unchanged, the structure of your loan stays the same. Even so, there are two separate moments at which you will notice the change. The first is a change to your mortgage: moving, refinancing or increasing it. The 30% limit applies there. The second is the end of your fixed-rate period. That limit does not apply there, but the interest surcharge does.
Movers are affected most. If you currently have an interest-only mortgage and you move, you often cannot carry over the same interest-only portion. A larger part then has to be repaid on an annuity or linear basis. Monthly costs can rise by hundreds of euros, even when moving to a cheaper home (ABN AMRO Financial Focus). This mainly affects part of the older homeowners who want to downsize (NU.nl).
The Netherlands has around 2.5 million households with a fully or partly interest-only mortgage. Vereniging Eigen Huis warns that banks are tightening their policy without clear communication to clients, and that the rules differ per bank. Many homeowners are unaware of this (Vastgoed Actueel).
The market is already responding. Major banks are losing market share among movers to lenders with more flexible conditions (InFinance). And demand is falling: in February 28% of mortgage applications included an interest-only portion, compared with 63% two years earlier (Vastgoed Actueel).
What happens at the end of a fixed-rate period?
When your fixed-rate period ends, your mortgage is not reassessed. Your interest-only part remains in place and the 30% limit does not apply to it. ABN AMRO confirms that existing clients can refinance up to 50% of the property value on an interest-only basis at the end of the term.
What can change is the interest rate. The bank sets the new rate on the basis of the tariff that applies at that moment. If that tariff includes a surcharge for interest-only, you pay it from the start of the new fixed-rate period. The conditions usually state that the new rate is set according to the lender's then applicable tariff for comparable loan parts. On that basis the bank may apply the surcharge. It is therefore not a unilateral change to your contract, but the agreed method for setting the new rate.
You are not obliged to accept the offer. At the end of a fixed-rate period you can repay or refinance without an early repayment penalty. If you move to another lender, that lender's current acceptance rules apply, including the 30% limit.
Three points that make the difference
An interest-only mortgage is neither good nor bad. Whether it suits you depends on your income now and later, your assets and your plans.
Do not wait
Map out in good time when your fixed-rate period and your interest relief end, what your income will be at retirement and how you want to repay. Then you still have choices.
Look beyond your own bank
Conditions differ per lender. What is not possible at your own bank may be possible elsewhere. An independent comparison prevents you from getting stuck with the standards of a single party.
Maintain your mortgage
Your situation and the rules change. Good advice does not stop at completion. Checking periodically whether the mortgage still fits is part of the work.
Calculating in good time pays off
The rules on interest-only mortgages are changing quickly and differ per bank. As long as you change nothing, the structure of your mortgage stays intact. Your interest rate can still rise as soon as your fixed-rate period ends. If you want to move or refinance, if your fixed-rate period is ending, or if the end of your term is approaching, it is sensible to calculate your situation in good time.
